Mortgage Assistance Relief Services Disclosure
Due to the number of advance fee frauds and firms taking advantage
of home owners in distress by charging up-front fees, the FTC released
its Mortgage Assistance Relief Services Rule (MARS), effective 1/31/2011.
Companies and Service Providers who assist Home Owners in obtaining
Mortgage Relief, such as loan modifications or short sales, are required
to make the following disclosure:
You may stop doing business with us at any time. You may accept or
reject the offer of mortgage assistance (i.e. short sale approval)
that is obtained from your lender or servicer. If you reject the offer,
you do not have to pay us. If you accept the offer, you will have to
pay us our agreed upon fees - which in actuality will be paid by the
lender at closing.
Neither Lori Bender nor Independent Broker’s Realty is associated with
the government, and our service is not approved by the government or
your lender. Even if you accept our offer to assist you with your short
sale and use our services, your lender may not agree to change your
loan or approve your short sale. If you stop paying your mortgage,
you could lose your home and damage your credit rating.
