INFORMATIVE PRICING:

As your personal real estate consultant, I will educate you to the current Florida Keys real estate sales market conditions so that we may price your home in the best possible position to effect a quick sale. A fast sale equals less interruption to your daily routine and less stress in your life.

WE PREPARE THE HOME:

In order to insure you the greatest profits from your home sale:

  • Together, we will look at the home from a 'buyer's eye' point of view. Everything from curb appeal to backyard appeal is discussed.
  • We uncover the main elements of the home that will capture the buyers interest.
  • Suggestions are made, when necessary, for preparing the home to appeal to the
    greatest number of buyers.
  • When appropriate, a designer is brought in (at no charge to you) to help it look like a model home.
  • Suggestions are made for enhancements you may want to make to the property in order to have it appeal to the broadest range of buyers.

WE BUILD THE MARKETING:

At no additional cost, an advertising agency is hired to personally view, beautifully photograph the property, and design an individualized advertising campaign for your home. There is no 'cookie-cutter' advertising done with the properties that I sell. Each home has a personality of its own. It takes a trained professional to be able to capture a homes 'essence' and successfully transfer it to buyers through print advertising.

The purchase of a home that someone is going to live in is an emotional purchase-not necessarily a logical one. Your home is presented in a way that buyers will appreciate.

  • A temporary flyer is created and immediately e-mailed to all the real estate agents in the Florida Keys to bring their attention to your home.
  • The top 210 agents are immediately notified of your property being for sale-before anyone else knows about it. This creates a sense of urgency in their minds that they better act quick if they have a buyer that may be interested in your home.
  • Elegant property brochures are created and professionally printed outlining the details that your home offers. Once the brochures are received back from the printers, they replace the temporary flyers.
  • Your property is proudly displayed on our Internet web site as a 'featured home'.
  • Our virtual tour company photographs every one of my listings and creates panoramic views of your home for a special presentation on my website.
  • Advertising is designed and placed in both local and out-of-town newspapers and home magazines.
  • Postcards are designed and mailed to 500 homes in your area and to all of my buyer contacts-both in and out of town.


A PROFESSIONAL 'FOR SALE' SIGN AND 'BROCHURE BOX' IS PLACED IN YOUR YARD:

Many buyers continually drive through neighborhoods they would like to live in looking for new homes for sale. Our attractive yard sign and elegant presentation brochures for your property help make your home stand out and feel 'more important', thus giving additional perceived value to your property. When people see that the home is being professionally represented, the home also has added value to them.

A professional yard sign will cut down on the 'lookers' from interfering with your daily routine. 90% of all serious buyers use the services of a Realtor. For-Sale-By-Owners suffer the huge amounts of people that are just looking but haven't made a serious commitment to buy yet, need to kill an afternoon, are looking for decorating tips, etc.


WE PLACE YOUR HOME IN THE REALTORS MLS:

Within 24 hours, your home is placed in the Key West Realtors Multiple Listing Service computer. Most often referred to as just ' the MLS', this is a private database that Realtors use to let each other know about the homes they have for sale. Important information is listed here. Everything from square footage to tax information on each property can be obtained from the MLS.

The main purpose of the Florida Keys MLS is to expand your sales force to include all real estate agents. Instead of having just one agent selling your home, you will have hundreds of agents doing the job. As high as 90% of all home sales originate through the highly regarded MLS.

With 90% of all home sales originating here with other agents and their buyers, this helps you understand that it is my job spend much of my efforts marketing your home to other agents.

WE INTERFACE THE SALE:

Through my extensive business connections and pre-registered buyers, I am able to generate extensive interest in your home. I also maintain a list out-of-area buyers looking to purchase all kinds of real estate in the Lower Keys and Key West.

Careful monitoring of all property showings and follow-up systems are done. Each time your property is shown to a prospective buyer, that buyer or their agent is contacted and asked for their impressions about what they did and didn't like about the home. This helps us uncover your homes strengths and weaknesses. If a weakness is something we can fix, we will-before the next buyer views the property.

OPEN HOUSES:

Where and when appropriate, Open Houses are held on a regular basis. I strongly believe that Open Houses in our area are very helpful in obtaining a quick sale.

  • An initial Open House is held for Realtors working in the area.
  • Open House Events are well advertised to notify all current buyers that your home is for sale and ready for viewing.

ORGANIZATION OF ALL PAPERWORK:

The real estate business is very paperwork intensive. My organized systems significantly reduce and streamline the paperwork for you. Additionally, the gathering and organization of all pertinent documents is an integral part of the selling process. In addition to paperwork that you can provide, we obtain letters from County and City government agencies, where necessary, to aid your buyer's financing and insurance endeavors. As a convenience to you, complete files on your sale are kept in our office for 7 years after the transaction. You never know when you may need a copy of a closing statement or property inspection report.

I PREPARE AND PRESENT ALL OFFERS:

My 18 years of experience in contracts and negotiation has shown me how to obtain the best price for your home. I negotiate with all potential qualified buyers, thus giving you the edge in effective contracting. I will answer all your questions until you fully understand the contract details and then together we will carefully and creatively work out the details until both you and the buyer have what you need in order to complete the sale.


THE CONTRACT PERIOD:

When a contract is agreed upon, this signals the fact that my job is just beginning. As legal issues have increased significantly over the years, the home selling process has become a lot more complicated than it used to be. The period between contract and closing is my time to make sure everything is organized and running smoothly. A close watch must be kept on all aspects of the transaction. Although you will not be seeing as much of me during this period, I am very busy 'behind the scenes' monitoring all the people that are involved in making the transaction complete and managing the sale all the way to closing.

Additional professionals that get involved in the transaction at this point are:

  • The buyer's lender.
  • The buyer's real estate agent, if any.
  • The closing agent-(In Florida, this can be either a title company or an attorney).
  • The appraiser - this person puts a value on the property for the buyer's lender.
  • If your buyer chooses to inspect the home, home inspectors will examine your property for roof problems, termites, and overall condition.
  • An insurance agent - insurance can be difficult to obtain in Florida since the hurricanes of the summer of 2004. My assistance in this area can help your buyer locate the insurance his lender will require to approve the loan. Most Florida loans require flood, hazard, and windstorm insurance.

I have learned over the years that many potential buyers are busy professionals who have limited windows of available time to view your property. As such, I make every effort to accommodate all requests to show your property to busy professionals.

I WORK TO THE END FOR YOU:

I coordinate all procedures necessary to facilitate a timely closing.

  • The closing documents will be reviewed by me for errors and explained to you prior to your signing these final papers.
  • Again, closings in Florida can be legally handled by either a Title Company or an Attorney. The person that is buying the title insurance selects the closing agent. The closing is held at their office.
  • I attend all closings in order to be on hand to answer your questions, to help resolve any last minute problems, and make sure your proceeds check is delivered to you immediately.
